You complete a two-page application and provide recent financials (bank statements, profit-and-loss statements, balance sheets, and tax returns depending on loan type). We review everything for completeness before submitting to lenders. Incomplete files cause the majority of funding delays. We catch gaps early. This step takes one to three days depending on how quickly you supply documents.
Step three: lender presentation and underwriting. Vale Advances submits your file to multiple lenders whose criteria, speed, and product offerings align with your needs. Lenders conduct their underwriting, request clarifications, and issue term sheets. We manage all communication, answer lender questions, and negotiate terms on your behalf. This step takes 5 to 45 days depending on product type. Lines of credit and working capital loans sit at the fast end. SBA and commercial real estate loans require more time.
Step four: closing and funding. Once you accept a term sheet, the lender prepares final documents. You review, sign, and fulfill any remaining conditions (insurance certificates, UCC filings, legal opinions). Funds transfer to your business account. Closing takes two to ten days after term-sheet acceptance. Equipment and real estate transactions take longer due to third-party coordination (appraisals, inspections, title work). Working capital and factoring deals close fastest.
